CCG Capital provides direct money lending to residential and commercial borrowers seeking flexible financing solutions for real estate. We provide construction loans that are “Asset Based Loans”. Unlike conventional bank loans, our asset-based construction loans are approved based on the After-Built-Value or After-Repaired-Value of the borrower's real estate asset. We consider all loan requests from entities with viable investment projects that meet CCG Capital's underwriting requirements. 

Our straightforward loan underwriting procedure allows us to efficiently process the loan request so that the borrower may begin their project as soon as the loan closes. The duration of underwriting is primarily determined by the borrower and their ability to produce all requested documentation.

Max Lending Limits

  • Up to 70% LTV/ARV on NOO Residential Projects
  • Up to 65% LTV / ARV on Commercial Projects
  • Up to 50% LTV on Land Acquisition
  • Up to 40% Equity Cash Out Loans on Real Estate

Basic Loan Terms

  • Loans ranging from $250,000 - $5,000,000
  • Term can be from 3 months to 18 months
  • Two 3 or 6 month extensions
  • Never a pre-payment penalty
  • 11% to 13% Interest, depending on the project
  • 4 to 5 Lender Discount Points at closing

Loan Requirements

  • Borrowers should have experience in real estate construction/rehab/remodel/development/general contracting – or they must hire someone who is experienced to execute the construction project within the term of the loan

  • We only lend in First Lien Position, no second lien or home equity loans

  • Only Non-Owner Occupied properties will be considered for a loan

  • Most of the loans we fund are in Texas, however, we do consider loans for properties outside the state of Texas
